7. Statutory Obligations

  1. The landlord shall maintain the rental unit in a good state of repair and fit for habitation, and shall comply with all health, safety, housing and maintenance standards.
  2. The tenant shall keep the rental unit reasonably clean and shall repair any damage caused by the tenant or the tenant's guests.
  3. The landlord shall provide a copy of this signed agreement to the tenant within 21 days of signing.
  4. The landlord shall not enter the rental unit except on 24 hours' written notice or in an emergency.
  5. The tenant shall not assign or sublet without the landlord's consent, which shall not be unreasonably withheld.
  6. Smoking is prohibited inside the unit unless expressly permitted in Additional Terms.
  7. The tenant shall obtain tenant insurance covering personal property and third-party liability prior to the start date.
  8. Either party may terminate this tenancy only as provided by the governing residential tenancies legislation.
  9. This agreement does not waive any right of either party under the governing legislation. Any term that conflicts is unenforceable to the extent of the conflict.
