SK RTA s. 58: a landlord may not raise rent more than once in any 12 months and must give the tenant at least 12 months' written notice if the tenant is in a property covered by rent control, otherwise at least the minimum required under the Act and regulation.
5. Security Deposit
SK RTA s. 31: the security deposit may not exceed one month's rent. The first half is payable on signing and the second half no later than two months after the start date. The deposit must be held in trust and returned within seven business days after the tenancy ends.
6. Services and Utilities
Services and utilities are included in the rent only as expressly stated below. All others are the responsibility of the tenant.
7. Statutory Obligations
- The landlord shall maintain the rental unit in a good state of repair and fit for habitation, and shall comply with all health, safety, housing and maintenance standards.
- The tenant shall keep the rental unit reasonably clean and shall repair any damage caused by the tenant or the tenant's guests.
- The landlord shall provide a copy of this signed agreement to the tenant within 21 days of signing.
- The landlord shall not enter the rental unit except on 24 hours' written notice or in an emergency.
- The tenant shall not assign or sublet without the landlord's consent, which shall not be unreasonably withheld.
- Smoking is prohibited inside the unit unless expressly permitted in Additional Terms.
- The tenant shall obtain tenant insurance covering personal property and third-party liability prior to the start date.
- Either party may terminate this tenancy only as provided by the governing residential tenancies legislation.
- This agreement does not waive any right of either party under the governing legislation. Any term that conflicts is unenforceable to the extent of the conflict.
- A condition-inspection report shall be completed by the landlord and tenant together at move-in and again at move-out (RTA s. 33).
