Most caretakers live in a spreadsheet. The problem is not the spreadsheet — it is that the contract lives somewhere else, and the two drift apart. Here the rates you signed are data, not code, and every line points back at its clause.
A rate line carries its clause reference and the exact quoted wording from the signed contract. When an owner disputes an amount, the answer is already on file.
A monthly line that runs November through April bills six months, not twelve. The window belongs to the line.
Emergency callouts carry the minimum you contracted, applied by the system instead of renegotiated every time.
If your agreement says travel is not billed, the line is marked that way. The time is still recorded — it just cannot turn into a charge.
Services inside the retainer are kept distinct from a-la-carte extras, so the annual total stays predictable.
A property cannot carry two active agreements at once. That is enforced in the database, not by convention.
If your client rents their property short-term, that is their business. Caretaker mode never places you between the owner and their guest, or between the owner and a booking platform's money. You maintain the building. You do not handle their bookings, and you do not touch their payouts.
This is not a setting. It is a rule enforced in code, because crossing that line changes your regulatory standing and your liability.

The service report becomes the billing event: capture-dated photos, receipts attached to the line they belong to, and a draft invoice that a human must approve before it is ever sent. This part is built and tested but not yet in production. We would rather say so than promise it.
Caretaking uses the same plan ladder as rental management, with one difference: a property in Caretaker mode counts as half a unit. You are maintaining a seasonal property, not managing it year round, so it does not cost the same.

A full rental property uses one unit. A caretaker property uses half. On the free plan that means 2 rental properties, or 4 caretaker properties, or one rental plus two caretaker. The arithmetic runs in whole half-units, so the boundary is exact and never decided by rounding.
